All our rates are based on double occupancy.
Additional guests are $25 per night.
If you're planning a longer stay we can provide Housekeeping and Laundry Service upon request for an additional fee.
There is no charge for Children under 5 years of age. If you have children in Diapers, please place your Diapers in a plastic bag, tie it closed & place them in the exterior waste can.
Check-in time is 4:00 p.m.
Check-out time is 11:00 a.m.
At checkout, please leave the key on the kitchen table, close the front door and leave it un-locked. If you need an earlier or later check in or out time please make arrangements in advance or there may be a service fee.
Credit Card Policy:
By giving Gosling Pond, LLC, your Credit Card Information to secure your reservation, you are accepting to adhere to Gosling Pond's Policies.
We require a 50% deposit to confirm your reservation.
The balance due is charged to your credit card on the day of your check-in.
Our rates are subject to change with out notice.
Cancellation Policy:
We require 14 days prior notice in advance of your check-in date and your deposit will be refunded, less a $25.00 service fee.
If you cancel your reservation with less than 14 days prior notice of your check-in date you will forfeit your deposit as we have held the unit for you in good faith. If we are successful in re-renting your unit, we will refund the deposit, less a $50 service fee.
If you cancel your reservation within 7 days of your check-in date the balance due will be charged to your card as we have held the unit for you in good faith. You can re-book your stay for up to one year based on availability.
All no shows will be charged for the full amount of the stay.

Applicable taxes are applied to all rentals:
NYS Sales Tax - 8%
Sullivan County Room Tax 5%.
Pets:
Dogs are welcome upon approval @ $15 per night, per Dog. Guests with Dogs MUST Scoop the Poop! Please place poop in a plastic bag, tie it closed & place in the exterior waste-cans provided.

When showering, please keep the shower curtain liner INSIDE the tub as not to soak the Floor.

Cleaning Policy:
We do not charge a cleaning fee as long as the Units are left just as they were found at the time of check-in.
At checkout, please place the linens in the Bathtub or Shower.
We loose a lot of linens due to stains from make-up; self-tanning lotions, food and dirt stains. If the linens are left so soiled that we cannot re-use them there will be a damage fee ranging from $3 for a wash cloth, $5 for towels and pillowcases, $10 for bed sheets, $20 for blankets and $50 for comforters and duvet covers. The damage fee will be charged to your credit card.
Upon checkout please leave the Unit just as you found it at check-in. We ask that the kitchen be cleaned; the coffee maker emptied and cleaned, dishes, cookware, utensils, glasses, etc, washed, dried & put back in place. If there's lots of crumbs on the floor please give a sweep!
If the unit is not left as it was found there will be a cleaning fee of $50 - $100 depending on the amount of time it takes to clean and find dishes and cookware that may have been moved into the other units. The cleaning fee will be charged to your credit card.
Large groups renting the whole property will be charged a cleaning fee of up to $350 if the Units aren't left as they were found at the time of check-In and the time it takes find and reset dishes, glassware, utensils and cookware that may have been moved into the other units. The cleaning fee will be charged to your credit card.

Smoking is permitted outdoors only. If the odor of smoke is detected inside a Unit a $100.00 fee will be charged to your credit card.
Damages to our Units and the items in the units, including linens, are the sole responsibility of our guests. The damage fee will be charged to your credit card.
Our guest's valuables and personal property are the sole responsibility of our guests.
I've noticed many Guests don't lock their Unit when leaving the property. This is a very safe place, however, I highly recommend locking your Unit when you leave the property.
Please Park in your assigned space.
Please don't block the driveway.
Please don't Park on the grass.
Please don't litter... place trash in the exterior waste-cans provided.
Please feed the fish bread, bugs & worms only.
